How much do you charge?
As each project and therefore everyone’s needs are different, our fees are based on the needs of your project; we provide a fixed fee for every stage of the project.
What area do you cover?
We cover the whole of Suffolk & Essex, so if you live within Suffolk & Essex we cover your area! Colchester, Ipswich, Witham, Chelmsford, Sudbury, Woodbridge, Haverhill, Felixstowe, Clacton-on-Sea, Harwich, Mersea, Braintree, Bury St Edmunds, Stowmarket, Leiston etc.
How long does Planning Permission last for?
For a Householder application you have 3 years from planning being granted. If this lapses we would have to re-apply for permission.
I need quotes from builders can you help?
Yes 100%. We can provide you with tender documentation for your project, this information is will consist of a detailed specification allowing contractors to accurately price the project.
Are your fees really fixed?
Yes they are!
I’m not quite sure what i want, can you help?
Of course, the first part to any project is to understand what you want and explore this with sketches and ideas to ensure that what you need is explored at the design stage and reflective of your budget.
What can i expect at the consultation?
The first consultation is about exploring and understanding your requirements, we will spend about an hour with you to understand what you are looking for, this will allow us to send you a fee proposal to suit your project.
Do you help with the planning application?
As part of our planning stage services we deal with the planning process and chase the planning departments for updates during the application period.
I need a structural engineer, can you help?
Yes we work with Engineers on a daily basis, just contact us and we can pass on details.
What’s the difference with planning & building regulations?
Planning permissions considers in most instances the external aesthetic of the building (a listed building will also need permission for the inside) where as building regulations approvals is about the safety and structure of the build and considers things like drainage, electrics and thermal insulation.
Does the process take longer if the property is a listed building?
It can add an extra layer to the planning stage; and potentially additional detailing may be required at the beginning which can take more time; if you are in a listed building, let us know at the outset; we have plenty of experience working on listed buildings from Grade II through to Grade I as well as locally listed buildings.
My builder has told me I need technical drawings, can you help?
Yes, we can help with technical drawings.
Planning has been refused, can you help?
Yes, we are always happy to explore why someone may be struggling to get approval for planning, often fresh eye looking at things can offer solutions that the planners will support; we have a number of projects where we have got planning for customers where their previous design team have struggled.
Can you use drawings from another Architect?
Yes we can, however please check with your existing Architect they are happy to pass the drawings onto us.
How long does it take for the drawings?
This depends on the type of project, for example a single storey extension would take around 7-10 days to produce the design plans, a new dwelling would take longer.
I need a builder, can you help?
We work with a number of teams locally, equally we are able to support you to work with with builders that you may have been recommended by friends or family or local to you.
How long does it take to gain planning permission?
For a householder planning application eg extension it will take around 8 weeks for the local authority to issue their decision notice. Some other applications take longer.
Can you help with gaining quotes from builders?
Yes we offer a tender package to again prices from builders, deal with any queries that may arise and then send you all the tenders and our recommendation for acceptance.
